Developer Asks to Build Denser Tract

The long-vacant field at the northern drop-off of Butterfield Stage Road will soon be populated with houses.

A developer asked the city to change a zone to allow it to build homes more densely.

The Planning Commission is scheduled to vote at a 6 p.m. meeting on Wednesday at the on a plan that will include a zone change from "very low density" to just "low density," according to a staff report.

If approved, 45 homes will be built between Walcott Lane and a yet-to-be-completed extension of Butterfield Stage Road at Vista Del Monte Road.

Butterfield Stage ends in a steep drop-off where the project is slated to go, though plans are in the works to extend the road north to Murrieta Hot Springs Road, according to city documents.

The homes will range from 2,235 to 2,956 square feet in three designs -- Craftsman, Spanish and Tuscan.

To conform to the low-density zoning requirement, 13 acres will be preserved as open space, according to a city staff report. It will also include several walking trails.
