Temecula Visioning Workshop: Jefferson Avenue

The public is invited to the fifth meeting in a series of Visioning Workshops for Jefferson Avenue in Temecula on Thursday June 14, 2012, 6:00 p.m. – 8:00 p.m. at The Conference Center at the Temecula Civic Center, located at 41000 Main Street, Temecula. 

At this fifth workshop, Planning Department staff and other project team members will provide a brief presentation about the purpose and background for the ongoing planning study. The presentation will also review the key findings from outreach efforts to date—particularly Visioning Workshop #4 held on April 5, 2012—and a summary of the community’s emerging future vision for the Study Area. 

At this next workshop, participants will learn about the findings from a recent market assessment, which analyzed the economic viability of new development in the Jefferson Avenue Study Area over the next 10 years.  Project team members will review the strengths and weaknesses affecting development opportunities, as well as demographics projections including population, housing preference and income.  Additionally, project team members will explain the 10-year market potential and demand for residential, office, hotel, and retail uses, and summarize future recommendations and opportunities for encouraging new investment and economic vitality in the Study Area.  Workshop participants will provide feedback on the recommendations and potential policy direction through facilitated group discussions.  The emerging points of consensus from these discussions will inform a planning framework, recommended policies, and implementation strategies for the future evolution of the Study Area.

The Jefferson Avenue Study Area is bounded by Rancho California Road to the south, Interstate-15 to the east, Cherry Street to the north, and Diaz Road/Murrieta Creek to the west. The Study Area includes much of the City’s first commercial development – Jefferson Avenue was once Highway 395, and was the primary north-south vehicular thoroughfare prior to the construction of I-15.

This ongoing planning process will be critical to studying the area's opportunities and developing updated, community-supported policies that promote strategic economic development, enhance property values, and contribute to the long term health of the local economy and community.
