Roripaugh Ranch Ready for Lights

The long-dormant Roripaugh Ranch housing tract is one step closer to construction.

The city is ready to shed light on the long-delayed Roripaugh Ranch housing development.

The Temecula City Council is set to approve a contract with Southern California
Edison for the installation of street lights in the vacant 800-acre Roripaugh Ranch housing tract.

The plan also includes putting lights on parts of Butterfield Stage and Murrieta Hot Springs roads that contact the vacant land. The City Council is scheduled to vote on the plan tonight at 7 p.m. at the .

The Roripaugh project has “been idle for some time,” said Greg Butler, the city’s public works director, and he’s not sure when it will begin.

The city is just approving the electric company's contract beforehand at tonight's meeting so the developer will be ready to install the streetlights and the electrical system to support it when construction starts again, he said.

If approved, the project will cost the city a total of $315,089.21, which includes
$273,057.26, for the infrastructure, and $42,031.95 for the installation of the
streetlights.

The Roripaugh Ranch project was shelved in 2006 after the Murrieta-based
developer Ashby USA halted work due to financial difficulties associated with the
housing collapse and the company’s own legal issues

In July of 2009, the City Council approved using proceeds from bonds issued to the
developer to pay for the construction of the roads associated with the development.
In addition, the city paid off some of the liens and settled some of the lawsuits that
had been filed against Ashby.

The Roripaugh Ranch developer is set to boast more than 2,000 homes, along with
a 20-acre sports park and 12-acre commercial center. In addition, plans include
linking the neighborhoods to equestrian and walking trails. The two-phase project
includes linking the north-sound ends of Butterfield Stage with Nicolas and Murrieta Hot Springs roads.
